Typical Janitorial Duties include:

  • Inspecting all external areas within a development on a daily basis
  • Ensuring all breakdowns are logged and reported to management company e.g. gates, lifts, and soils
  • Liaising with residents / owners and referring to any comments or issues directly to Management company
  • Checking and replacement of all blown light bulbs
  • Removal of any junk mail and the returning of uncollected mail
  • Removal of any marks from internal walls and touching up with paint if necessary
  • Ensuring that door closers and locks are in working order
  • Routine inspection of the external areas of the development including water drains, gullies and gutters, ensuring they are kept free from debris
  • Daily removal of litter around the buildings, car park areas and grounds
  • Ensuring rubbish is in the bins and rotating bins which are overflowing with empty bins
  • Maintenance of the bin storage areas and ensuring they are kept clean
  • Monitoring the attendance of contractors
  • House Rule breach communications
  • Cleaning and power washing when required

Typical emergency calls include:

  • A burglar alarm activation / break-in or security incident
  • Entrapment in a Lift
  • Fire incident or fire alarm activation
  • Vehicular gate failure
  • Damage to a common area security door
  • An injury or accident occurring within a communal area
  • Water escape / Leak
  • Utility failure – water, electricity or gas
